Review of Abnormal Development Costs

Brant regularly works with Landowners, either directly or via Land Agents or lawyers in respect of reviewing abnormal development costs and infrastructure costs. This is both in respect of residential and commercial developments.

Our involvement can range from a high level review of specific abnormal costs, through to a full valuation of the entire scope of the Price Statement, including elements such as abnormal costs, development costs, infrastructure costs and Education Contribution and the production of a CPR Part 35 compliant report, for use in litigation or Expert determination.

Brant can review Option Agreements to determine what qualify as development costs. These could include items such as:

  • Archaeology
  • Earthworks
  • Ground remediation/contamination
  • Roads, including accounting for frontage development
  • Landscaping
  • Abnormal foundations
  • Statutory Authority works e.g. Electricity, Gas, Water
  • Sub-Stations
  • Pumping stations
  • Drainage, including SUDS and flood alleviation
  • Comms ducting
  • Fees

Brant has, in some cases, managed to assist agents in slashing tens of millions of pounds from the allowable costs and therefore enabled the landowner to receive a far greater sum for the land.
